Waiting to talk to a real estate agent until you’re “ready” to buy? That’s one of the biggest mistakes I see — and it’s costing people homes they could already be in.
In this video I walk through a real conversation with a client who wanted to hold off signing a buyer’s agreement until they were about a month out from purchasing. I get why that feels safe… but here’s what actually happens when you wait:
🔑 Your credit might be disqualifying you — and you don’t even know it. Most online tools only pull one bureau; lenders pull all three and use the middle score.
🏠 If you need to sell your current home first, there could be repairs, fixes, or prep work you don’t know about yet.
✈️ If you’re relocating, you deserve someone proactively sending and touring properties for you — not just browsing Zillow from another state.
💰 Meeting early means we can build a real plan, even if that plan is “give it a few months” — instead of scrambling last-minute.
The earlier we talk, the more informed decisions you can make — whether that’s now, in six months, or next year.
